Emerald Property Management, LLC provides professional property management services to homeowner/condominium associations and commercial investment properties.
Association Management
Inspect for property violations
Receive all recommendation, concerns and complaints from residents
Conducts correspondence for homeowner association as required
Informs Board of Directors of all work of an emergency nature
Issues notices for meetings as required
Attend annual Board meeting
Attend scheduled Board meetings as required
Attend ad hoc meetings as required
Maintenance Management
Meet with contractors to discuss common area work requirements
Secure bids for proposed work when appropriate
Award bids to approved contractor(s) based on experience, quality of work and price
Inspect completed work and approve invoices for payment
Financial Management
Setup and maintain a bookkeeping system
Invoice and record receipts of all appropriate fees
Follow up with delinquent fees
Complete all banking activities
Arrange for income tax filings
Prepare the annual budget
Recommend effective utilization of idle funds
Submit financial reports to Board of Directors
Accounting/Bookkeeping Service
Setup and maintain a bookkeeping system

Preventative Maintenance Service
Emerald’s goal is to provide superior service for your community’s maintenance needs. We have a Standard Preventative Maintenance program and a Full Service Maintenance program.
The Standard Preventative Maintenance program is part of your basic contract with Emerald. A property manager will be responsible for drive-by inspections. This type of inspection will be visible from the ground only. This would include inspecting for code violations and inspecting for required maintenance and repairs. The property manager would be responsible for meeting with contractors to discuss common area work requirements, inspecting the completed work and approving invoices for payment by the homeowner association.
The Full Service Maintenance program is for homeowner associations who want an extensive maintenance contract that guarantees they are treated as a high priority. The benefit to you is that a Maintenance Manager will be assigned to your property, specifically to service your needs. This program is a separate contract. It is not included in the basic contract with Emerald Property Management, LLC
Residents can arrange for services to be provided for their individually owned units. Residents pay for this “one call does it all” service as needed, not the homeowner association. Residents can rely on us to provide services such as:

Review existing records/bookkeeping process and make recommendations on improvements.
Review financial reporting process and make recommendations for improvement.
Review governing documents to determine the reserve requirements and if the Association is properly accounting for reserves.
Determine if reserve studies are required and how often.
Review tax filings to determine if the Association is in compliance.
Review process of determining if 1120H or 1120 federal tax return should be filed each year.
Setup and establish QuickBooks Accounting system and train appropriate members in communities who wish to self govern.
Review placement of idle funds.
Obtain answers to BOD questions regarding the operating of their Association.
